We have managed many properties for more than 30 years, and we care for and protect these properties as if they were our own. It's for that reason that we understand the needs of property owners very well. So below, for your benefit, are FAQs (frequently asked questions) that we have fielded from property owners through the years.
How quickly will you rent my property?
We manage hundreds of properties are proud of that the vacancy rate of these properties are less than 3% at any given time. If your home is in good condition, and is priced at a fair market value, your house will likely be rented within 30 days. Like you, we make no money on an unoccupied rental property, so it's in our best interest to rent your house quickly.
What determines the rental rate for my property?
The rental market drives the bus here and we will make a recommendation based on a market analysis of your property combined with the current market conditions. But you will always have the final say on the rental rate prior to advertising the property. If time is not a pressing factor to you, we can list the property at a higher rate and lower it incrementally over time until we get solid inquiries.
Who pays for the marketing of my property?
We pay for all signage and labor costs related to marketing your property for rent. We will also place your property on our website and our rental listing "hot sheet" as part of our service. Each owner pays $30 per quarter for each property listed for internet advertisements and print ads.
What is typically involved in preparing a property to be rented?
If you're motivated to get your property rented quickly, you should always have the property move-in ready. Make sure it's in good condition and well cleaned. A coat of paint never hurts and a neutral color scheme is strongly recommended.
How are tenants selected?
Our background check is thorough and comprehensive to ensure we select quality tenants. We carefully screen each prospective tenant application and verify rental history, employment, and obtain a report which includes credit, evictions and criminal history.
Who pays for maintenance and repairs to my property?
The owner pays for maintenance and repairs, unless in rare cases, the tenant has agreed to assume responsibility. We have a full time maintenance crew and previously negotiated discounted rates for all service providers such as A/C, plumbers and electricians, which are directly passed on to you as savings.
I live near my property, why do I need a property manager?
Property managers are knowledgeable about the rights of the landlord and the tenant and exercise those accordingly. Often, when things go wrong, owners do not make good landlords. Having a experienced property manager will save you time and cost when tenants are not doing what they are supposed to do. We will take a professional, non-personal approach which property owners understandably have difficulty with. Often times, the cost of the property management will be offset by the savings you will experience in the maintenance cost.
What kinds of reporting does Overseas provide on my property?
